About Back Bay

An original live\work\play neighborhood, the Back Bay features Boston’s classic brownstone townhomes along Commonwealth and Marlborough avenues, shopping on Newbury Street, Copley Place, and Prudential Center malls, and a lively restaurant and bar scene. Together, these amenities create one of America’s premier office locations, anchored by the iconic John Hancock and Prudential towers. Back Bay station provides commuter rail access to the western suburbs, as well as the Orange Line. In addition, three Green Line stations along Boylston Street serve the area.

Traditionally home to Boston’s insurance firms, Liberty Mutual and John Hancock/Manulife both maintain their U.S. headquarters in the Back Bay. Boston’s storied consulting industry is also well represented, as are hedge funds like Baupost, and law firms including the local offices of Ropes & Gray, Skadden Arps, and Foley & Lardner. Wayfair, the on-line purveyor of furniture, has become one of the largest Back Bay tenants, occupying all of the space above Copley Place, as well as five other locations in the area.

Boston Properties, also a major local tenant, controls much of the market, and rents in the Back Bay are the highest in Boston proper. Space is hard to find, with vacancies in single digits, and developers face significant NIMBY and regulatory challenges to build in this historic neighborhood. Coworking firms have taken more than 500,000 square feet, and provide smaller tenants access to this exclusive submarket.
